Questions
What does ADR mean?
Average Daily Rate — the average price per night you actually earn, after any discounts. Not your listed price. Check your Airbnb earnings dashboard for the real figure.
What should I enter for Fixed Costs?
Monthly costs that don't change with occupancy — rent or mortgage, property insurance, internet, subscriptions (PMS, channel manager), and any regular maintenance. Don't include cleaning here — that's a per-booking cost entered separately.
Does this work for Booking.com, VRBO or direct bookings?
Yes. Just enter your actual platform fee percentage. Airbnb is typically 3%, Booking.com 15%, VRBO 5–8%. For direct bookings enter 0. You can blend rates if you use multiple platforms.
What is the Operator Score?
A single score out of 100 built from four components: net margin, break-even cushion, stress test survival rate, and ADR headroom. 0–40 is Fragile, 40–60 Unstable, 60–80 Healthy, 80–100 Elite.

What is break-even occupancy?
The minimum occupancy rate you need to cover all your costs. If your break-even is 45% and you're running at 70%, you have a 25% cushion. If occupancy drops below break-even, you're losing money that month.
